Sumou Real Estate receives off-plan sales license for Al Dahiya Residence project

Riyadh - Mubasher: Sumou Real Estate Company has announced a significant regulatory milestone regarding the Al Dahiya Residence project in Makkah Al Mukarramah.

In a disclosure to the Saudi Exchange (Tadawul), the company confirmed it has officially received the off-plan sales license for the development. This approval follows the previously established agreement with Al Dahiya Group for Real Estate Development and Investment to manage the superstructure development of the residential site.

The issuance of the off-plan sales license, designated as license number 1063, marks a critical step in the project’s lifecycle. Sumou Real Estate confirmed that it formally received the documentation on 21 June 2026.

This regulatory clearance is a prerequisite under Saudi Arabian real estate law for developers wishing to sell units before or during the construction phase, providing a structured framework for project financing and buyer security.

This update serves as a follow-up to the company’s initial announcement made on 30 April 2026. At that time, Sumou Real Estate detailed the signing of a comprehensive agreement with Al Dahiya Group for Real Estate Development and Investment.

Under the terms of that partnership, Sumou Real Estate was appointed to manage the development of the project’s superstructure, leveraging its technical and administrative expertise to oversee the vertical construction phase of the Al Dahiya Residence.

The Al Dahiya Residence project is situated in the holy city of Makkah Al Mukarramah, a region that continues to see robust demand for high-quality residential infrastructure.

By securing the off-plan sales license, the project transitions from the preparatory and contractual phase into an active commercial phase, allowing the developers to engage with prospective homeowners and investors.

In its regulatory filing, Sumou Real Estate noted that there have been no delays regarding the project’s timeline relative to previous disclosures.

Furthermore, the company clarified that there are currently no additional costs associated with this specific regulatory update that would deviate from the original project estimates.

The issuance of the license is expected to facilitate the progression of the development without imposing any immediate negative impact on the company’s financial statements.

The management of the superstructure involves overseeing the architectural and structural integrity of the buildings above ground level. This phase is vital for the timely delivery of residential units and requires strict adherence to the standards set by the Ministry of Municipalities and Housing and the Wafi program, which oversees off-plan sales and rentals in the Kingdom.
